Free Valuation & Advice
We’ll meet you at the property and give you an up to date valuation on the monthly rental amount, and advise you on how to prepare your property for rent. It’s at this point that we decide how the property is going to be left in terms of its contents and fixtures. You can also choose exactly what type of tenant you wish to attract. Once we have found a suitable tenant that fits your criteria, we instruct an Independent Referencing Agency to carry out checks on our behalf. This includes ID confirmation and Right to Rent Checks, Credit History, Employment and salary Confirmation Checks. Address and references from previous landlord/agent where applicable. If they owned a property previously we can check the payment mortgage history.Preparation of Tenancy
Once the references have been completed and any terms agreed, we would then agree on a moving date and prepare the legal tenancy paperwork for you. Our ‘Assured Shorthold Tenancy Agreements’ have been significantly upgraded and altered to protect you from any disputes that can occur with poorly written agreements.Full Colour Inventory
We use an Independent company to produce a full colour and comprehensive inventory. The Inventory is the second most important document after the tenancy agreement. This is the proof of condition report of the property at the start of the tenancy. Should there be any dispute outside reasonable fair wear and tear, the Inventory is our evidence to support a claim. Peace of mind that you will be better protected with us.Notify Utilities
Once tenants have moved in, we then write to all utility companies, to give details of new tenants and new meter readings. We will also notify the utility providers at the end of the tenancy too.Checking tenants in
On the day of tenancy commencement, an appointment is made for the new tenants’ to sign-up and handover of all legal and relating documents, including Tenancy Agreement, Deposit Terms and Conditions, Gas Safety Certificate (where applicable), Electrical Installation Condition Report and Energy Performance Certificate. Inventory and a Key record of which keys have been released, which acts as an extra safeguard when the tenancy ends.Collection of Rent
We will collect the first month’s rent and deduct our initial ‘Letting Set up Fee’ from this, You have nothing to pay up front. We instruct the tenant/s to set up a standing order for future rental payments to reach our account on or before the agreed rent due date. In the event of late payments, will contact the tenant to recover any late rental payments and investigate the reason for late payment and hopefully avoid any non-payment re-occurring.Hold Tenants’ Deposit under DPS scheme
The deposit is taken at the start of the tenancy to cover any unpaid rent or damages and dilapidations above reasonable wear and tear in the property. By law, the deposit must be held securely in a government approved scheme, which can be registered by either the Landlord or Agent where requested. The maximum Deposit we can take equates to 5 weeks Rent.Property Inspection Visits
We will inspect your property initially after the first 3 months from commencement of the tenancy. We will only carry out the inspection with the tenants . This is to see the condition of the property, and ensure that the property is being maintained to an acceptable standard. In addition we want to ensure that the tenant is Happy and to resolve any ‘teething ‘ issues that there might be. We aim to carry out inspections three times per year. The priority is the maintenance of your property and in addition to maintain regular communication with the tenants.Maintenance
In the event of anything going wrong at the property, the tenant will report this directly to us on our Maintenance call line. Once we have found the problem we will established whether a contractor is needed and who the liability falls with. If we cannot fix the problem, we would then arrange for one of our trusted tradesman to visit the property at the earliest opportunity and obtain quotations for any necessary remedial work.Notice(s) to End the Tenancy
Should you require possession of your property, we would firstly advise you of the relevant notice period required dependant on the terms of your Tenancy Agreement. We would then serve notice to the tenants on your behalf. We will also offer guidance on current market conditions when re-advertising your property.Check Out
At the end of the tenancy, we will arrange a pe Check out Inspection with the tenants, prior to carrying out a final ‘Check Out’ inspection report. We want the property to be handed over in the same clean condition that it was at the start of the tenancy. The pre Check-out gives the tenants time to rectify and clean any matters identified or repairs that need addressing prior to the release of the deposit.Free Valuation & Advice

- Policy covers a maximum of £1,500 rent per month, up to £10,000 per claim or the equivalent of 6 months’ rent.
- Policy further covers up to £25,000 of legal expenses (solicitors’ costs) to evict tenants.
- Our policy covers the property, not the tenants, so if the tenants change during the policy term the cover still stands, so long as the new tenants have been referenced and passed.
- Claims for rent arrears will be paid up until vacant possession is gained, the policy lapses or the term of the tenancy expires, whichever comes first.
- Policies can be renewed even if a claim is in progress.
